First-time buyers took four of six homes sold at auction in Lubbock during June, with three closing in Tech Terrace and one in Arnett Benson.
The pattern reflects a local market where median prices have held near $238,000 since March while the city’s down-payment assistance program added $7,500 grants for qualifying applicants who close before September 30. Mortgage rates that dipped below 6.4 percent in late May pulled more entry-level bidders into the process, especially those pre-approved through the South Plains Association of Realtors network.

Tech Terrace lots along 24th Street and University Avenue drew the strongest first-time interest, with two three-bedroom homes selling for $212,000 and $219,000 after multiple rounds. Arnett Benson blocks near 34th Street and Quaker Avenue produced a $198,000 sale on a 1,050-square-foot property that closed in nine days. Both areas sit inside the city’s designated opportunity zones, which unlock the extra grant layer through the Lubbock Housing Finance Corporation.
Records filed with the Lubbock County Clerk show 11 first-time buyer applications approved for those zones in the second quarter, up from seven in the same period last year. The corporation’s program requires household income under $92,000 and completion of a free homebuyer class offered every other Saturday at the Lubbock Public Library’s Groves Branch.
Numbers behind the trend and next moves
South Plains MLS data released June 30 listed 14 auction listings citywide in June, with first-time buyers winning 29 percent of them compared with 14 percent in June 2025. Average days on market for those winning bids fell to 11, down from 19 a year earlier. Grant funds still available total $1.2 million through the end of the fiscal year.
Prospective buyers should pull current grant guidelines from the Lubbock Housing Finance Corporation site this week, schedule a pre-approval meeting with a lender on the approved list, and register for the July 12 class at the Groves Branch. Properties scheduled for the next auction round appear on the county website July 10.
